Complete Rules Governing Inspectors
APPLICATION REQUIREMENTS
- Citizen of the United States or a lawfully admitted alien
- Resident of Texas at the time application is filed
- Sponsored by a licensed professional inspector
- At least 18 years of age
- Found to be honest, trustworthy, & possessing integrity (Background Investigation through DPS)
- Must also qualify by completing 90 classroom hours of core real estate inspection courses AND one of the following:
A. Has been actively licensed as an Apprentice for 3 months during the 12 month period prior to filing the inspector application AND has completed 25 inspections while licensed as an apprentice under the direct supervision of a licensed Professional Inspector who is eligible to sponsor. B. Has completed an additional 30 hours in foundation systems, roof systems, plumbing, electrical systems, HVAC systems, building enclosures, and appliances; and 60 hours in an experience training module (provide a letter from the education provider or a course completion certificate); or 60 hours inspecting with a licensed professional inspector who can provide a letter certifying attendance; or 3 years of personal experience in a field directly related to home inspecting (provide 2 reference letters from persons other than the applicant who has personal knowledge of the applicant’s work). C. Has completed 8 hours in the Standards of Practice/Legal/Ethics; 8 hours in Standard Report Form/Report Writing; AND has 2 years of experience as an active practicing licensed or registered architect, professional engineer, or engineer-in-training (provide a license history documenting active practice). - File the Real Estate Inspector License Application form
- Pass exam within 6 months of filing application
- Provide proof of liability insurance or any other insurance that provides coverage for violations of Subchapter 6 of Chapter 1102, Texas Occupations Code ($100,000 per occurrence).

No required waiting time between tests (If an applicant fails the exam 3 consecutive times in connection with the same application, the applicant may not apply for reexamination or submit a new license application with the commission for 6 months from the date the last exam was failed.)

Insurance and Education Required for Renewal
To renew your license on ACTIVE status, you must provide proof of professional liability insurance or any other insurance that provides coverage for violations of Subchapter 6 of Chapter 1102, Texas Occupations Code. Your insurance agent must complete the Certificate of Insurance form which is available on the TREC web site and send it to TREC by mail or fax (512-465-3913) at least 20 days prior to the expiration date of your license.
Also, you must have completed 16 classroom hours of commission-approved core/continuing education real estate inspection courses during each 12 month period between your most recent license expiration date and your next license expiration date.
If you submit your renewal without the required proof of insurance or continuing education, you will be issued an inactive license until these requirements are met. An inactive license does not permit a person to perform inspections.
You must submit copies of course completion certificates to TREC PRIOR TO renewing online. If you have NOT completed the required classroom hours, your license will automatically be renewed on an INACTIVE status.

Renewal After License Has Expired
Up to two years after license expiration, an individual can file another application for a license with no additional examination required; however, at least 16 hours of commission-approved core real estate inspection courses are required.
