Professional Inspector Information

APPLICATION REQUIREMENTS

  • Citizen of the United States or a lawfully admitted alien
  • Resident of Texas at the time application is filed
  • At least 18 years of age Found to be honest, trustworthy, & possessing integrity (Background Investigation through DPS)
  • Must also qualify by completing 128 classroom hours of core real estate inspection courses (8 of which must be related to the study of standards of practice, legal issues, or ethics related to the profession of real estate inspections) AND one of the following:

    A. Has been actively licensed as a Real Estate Inspector for at least 12 months during the 24 month period prior to filing the Professional Application AND has completed 200 inspections (175 of which are performed under indirect supervision while licensed as a Real Estate Inspector and 25 of which were completed under direction supervision as an apprentice).

    B.Has completed an additional 200 classroom hours of core inspector education. Of these hours, the following courses must be taken: 30 hours in Foundation Systems, 25 hours in Roof Systems, 30 hours in Framing, 25 hours in Electrical Systems, 25 hours in HVAC Systems, 25 hours in Plumbing, 12 hours in Building Enclosure, 6 hours in Appliances, 8 hours in Standards of Practice/Legal/Ethics, 8 hours in Standard Report Form/Report Writing, and 6 hours of other core inspection approved courses; and

    In addition to the 328 hours, one of the following requirements must be met:

    • 120 hours in an experience training module (provide a letter from the education provider or a course completion certificate); or
    • 120 hours inspecting with a licensed Professional Inspector who is eligible to sponsor applicants and can provide a letter certifying attendance; or
    • 5 years of personal experience in a field directly related to home inspecting (provide 2 reference letters from persons other than the applicant who has personal knowledge of the applicant’s work).

    C.Has completed 8 hours in the Standards of Practice/Legal/Ethics; 8 hours in Standard Report Form/Report Writing; AND has 3 years of experience as an active practicing licensed or registered architect, professional engineer, or engineer-in-training (provide a license history documenting active practice).

    • File the Professional Inspector License Application form
    • Pass Professional Inspector licensing exam
    • Provide proof of liability insurance or any other insurance that provides coverage for violations of Subchapter 6 of Chapter 1102, Texas Occupations Code ($100,000 per occurrence).

$60.00 (+ $30.00 eval. fee if not paid within previous 1 year) = $90.00

$100.00 Recovery Fund paid to TREC after exam is passed

Exam:

Three (3) hours, 150 questions, multiple choice

Six (6) months to pass test after applying

May take 3 times during six months

No required waiting time between tests (If an applicant fails the exam three consecutive times in connection with the same application, the applicant may not apply for reexamination or submit a new license application with the commission for six months from the date the last exam was failed.)

Insurance and Education Required for Renewal - To renew your license on ACTIVE status, you must provide proof of professional liability insurance or any other insurance that provides coverage for violations of Subchapter 6 of Chapter 1102, Texas Occupations Code. Your insurance agent must complete the Certificate of Insurance form which is available on the TREC web site and send it to TREC by mail or fax (512-465-3913) at least 20 days prior to the expiration date of your license.

Also, you must have completed 16 classroom hours of commission-approved core/continuing education real estate inspection courses during each 12 month period between your most recent license expiration date and your next license expiration date. If you submit your renewal without the required proof of insurance or continuing education, you will be issued an inactive license until these requirements are met. An inactive license does not permit a person to perform inspections.

Renewal length: Two (2) years

Renewal After License Has Expired - (Up to two years) Up to two years after license expiration, an individual can file another application for a license with no additional examination required; however, at least 16 hours of commission-approved core real estate inspection courses are required.
